Flat Roofs

Modern Torch-On Felt Is Not the Felt You Are Replacing

A lot of flat roofs in Dublin still carry the old style of felt: thin sheets stuck down with hot bitumen, often with chippings on top. Over time it dries out, blisters in the sun, cracks at the edges and starts letting water through at the joins. Modern torch-on felt is a different product, a reinforced bitumen membrane that is heat-bonded in place and built up in layers.

A typical build starts with a base layer bonded to the deck, with a mineral-faced cap sheet on top, which shields the bitumen from sunlight and gives the roof a finished look. Laps between sheets are melted together rather than glued, so the layers act as one. It is a sensible choice for straightforward roofs where you want a sound result without the cost of more specialised systems.

We strip the old felt completely rather than layering over it, because trapped moisture and loose sheets underneath undo good work on top. Damaged boards are replaced, edges are finished with trims or drip details, and the felt is turned up and sealed where the roof meets a wall. Torch work is carried out with care around timber, fascias and neighbouring roofs.

Pricing

What Affects Your Felt Roof Quote?

No two roofs in Dublin are quite the same, so we price after seeing yours. Below are the four factors that move the figure on your written quote most for this job.

Factor 01

Roof Area

More square metres means more membrane and more time on the roof, though larger plain areas go down efficiently.

Factor 02

What Is Under the Old Felt

Rotten boards, sagging joists or a fall that needs correcting add work before the new layers can go on.

Factor 03

Edges & Upstands

Each wall abutment, chimney, soil pipe or outlet needs extra detailing, so a busy roof costs more than a plain one.

Factor 04

Getting Materials Up

Rolls of felt and gas bottles have to reach the roof safely, and tight access through a terraced house adds time.

FAQs

Your Felt Roof Questions Answered

Is torch-on felt the same as the old felt roofs?

No. Older felt roofs were usually thin sheets laid in hot bitumen, and they tended to crack and blister. Torch-on felt is a reinforced bitumen membrane, heat-bonded to the deck, laid as a base sheet plus a mineral-finished cap sheet. It is tougher, the laps are fused rather than glued, and it handles rain and sunshine far better.

Is it worth felting over the existing roof?

We do not recommend it. Laying over old felt hides whatever is wrong underneath, whether that is damp boards, trapped moisture or a poor fall, and those problems come back through the new layers. Stripping back to the deck lets us replace damaged timber and start on a clean, dry surface, which is what gives the new felt a fair chance.

How long does it take to replace a felt roof?

A small porch or bay can often be stripped and re-felted quickly, while a larger extension or garage takes longer, especially if boards need replacing. Torch-on felt needs a dry deck, so a wet spell can pause the work. Your written quote includes an honest estimate of timing, and we tell you if the weather changes the plan.

Why do felt roof quotes vary so much?

Roof area, how sound the deck is beneath, how many upstands and outlets there are, and how easily materials can be carried up all change the work involved. A quote that skips stripping or deck repairs will look cheaper on paper. Ours sets out exactly what is being done so you can compare like with like.

How can I get a price for a new felt roof?

Phone us or use the quote form, giving your Eircode and a line or two about the roof. Photos help if you can take them safely from a window. We arrange to see the roof and check the deck, and then send you a written quote for the work.
